    Dubai's residential property market logged 3,202 sales worth AED 6.58B over the past week, with off-plan homes accounting for 73% of transactions and ready (secondary) property the remaining 27%.

    Buyers committed AED 3.84B across 2,350 off-plan deals versus AED 2.73B over 852 ready-home transactions, and the citywide median came in at AED 1,710 per square foot — a useful yardstick when weighing asking prices this week. The week's standout transaction was a AED 88.0M sale at Barsha Heights.

    On a 30-day price-per-square-foot basis, Jumeirah Second leads at AED 7,130/sqft (+1.0% month-on-month). Prices are firming in Jumeirah Second, Dubai Marina, La Mer, while Bluewaters Island, Palm Jumeirah eased over the month. These shifts help buyers spot where value is holding and where negotiating room may be opening up.

    Developers added 5 new off-plan projects to the Dubai pipeline this week, including La Cote Apartments in Port De La Mer, SVN Residences at JVC in Jumeirah Village Circle, Golf Trails in Emaar South. Early-release pricing and staged payment plans on new launches like these are a key reason off-plan continues to capture the majority of buyer demand across the emirate.
