What Flats Sold For in Dubai's Busiest Buildings (Land Registry, Last 90 Days)

Registered sales and median price per sqft for the Dubai buildings with the most sales in the last 90 days, with links to each building's sold-prices page. A starting point for owners thinking of selling.

Short answer

If you own a flat in one of Dubai's busiest buildings, you are not selling in a vacuum. Your neighbours' sales are on the public register, and any serious buyer can look them up. So look first.

Below are the buildings with the most registered sales in the last 90 days, with the median price per sqft for each. Every building name links to its sold-prices page, where you can see the individual sales.

Disclosure: Binayah markets many of the projects in this list. They are marked with an asterisk (*). The figures are Dubai Land Department registrations, not our price lists.

The busiest buildings, flats

For comparison, the median for flats across Dubai over the same 90 days was AED 1,679 per sqft.

Villa prices per sqft are not comparable with flat prices per sqft, so keep it separate.

What stands out

  • Same developer, different prices. Azizi Venice 7 has a median of AED 1,842 per sqft and Azizi Venice 15 has AED 1,737. Both are in Madinat Al Mataar. Building, floor plans and launch timing matter more than the brand.
  • The spread is wide. Living Legends Phase 5 sits at AED 1,442 per sqft. Maybach Six sits at AED 3,420. Both are high-volume buildings, and they serve very different buyers.
  • Some sit close to the city median. Binghatti Skyterraces (AED 1,675) and Azizi Milan 30 (AED 1,670) are close to the Dubai flat median of AED 1,679.

Read the numbers carefully

  • The register counts every sale: first sales from the developer and resales alike. In a new tower, the median can mostly reflect the developer's own price list, not what owners get on resale.
  • A median mixes studios with larger units, low floors with high floors, and good views with bad ones. Your unit can sit well above or below it.
  • Ninety days is a short window. Treat it as a guide, not a valuation.

If you are thinking of selling

  1. Open your building's page. Look at the individual sales, not just the median. Find the units closest to yours in size.
  2. Compare like with like. Size first, then floor and view. A one-bed sale tells you little about a two-bed.
  3. Remember who you are up against. In a building with hundreds of registered sales, buyers can compare several similar units in minutes. Price against the size-matched sales, not the best one.
  4. Still off-plan? Selling before handover has its own steps and developer conditions. Read selling off-plan before handover first.
  5. Get a second opinion. Every building page ends with a short form: "What could it sell for?" Tell us the unit and a Binayah agent will come back with a view based on the registered sales.

My view: in the busiest buildings, an overpriced unit simply sits there, because the buyer can see the alternatives. Start from the register and you will spend less time on the market.

Frequently Asked Questions

How can I see what flats in my Dubai building sold for?+
Open the building's page on binayah.ae (for example /building/binghatti-skyterraces). It lists recent sales registered with the Dubai Land Department and the price per sqft over time. The buildings in this guide are linked directly.
Is the building's median price per sqft a valuation of my flat?+
No. It is the middle price of registered sales in the last 90 days, mixing unit sizes, floors and views, and first sales from the developer with resales. Your unit can sell above or below it. For a view on a specific unit, use the 'What could it sell for?' form on the building page.
Which Dubai building had the most sales in the last 90 days?+
Among the buildings in this guide, Binghatti Skyterraces had the most, with 542 registered flat sales at a median of AED 1,675 per sqft.
Does Binayah market these projects?+
Many of them, yes. They are marked with an asterisk in the tables. Every figure on this page comes from Dubai Land Department registrations, not from our price lists.
Can I sell my flat before handover?+
Often yes, but it depends on the developer's conditions. See our guide on selling off-plan before handover (assignment) for the steps to check.
