How this is built. Price per sqft is the median of registered sales of the chosen type over the last 90 days (areas with fewer than 10 such sales are left out), the same figure as Dubai price per sqft by area. Gross yield is the median Ejari rent per sqm over the median sale price per sqm for all homes in the area, from Jan 2026 onward; it is shown only with at least 100 rent contracts and between 2% and 11%. The balanced score ranks each area against the others on the list (yield, price and sales volume, equal weight); it is a relative position, not a rating.
