How do you decide that a home is a deal?
We compare its asking price with what buyers actually paid for homes with the same number of bedrooms and a similar size in the same building over the last 12 months, using Dubai Land Department registrations. A home is listed only when at least 10 comparable sales exist and it asks at least 5% less than their median.
Which off-plan project is selling fastest in Dubai right now?
Azizi Venice in Dubai South, with 574 off-plan sales registered with the Dubai Land Department in the last 30 days, counting all its phases. Verdana Townhouse follows with 325.
What is the biggest discount on the list today?
A 1-bed apartment in Zada Tower asking AED 1,030,000, against a usual price of AED 1,154,000 for similar homes in the same building. That is AED 124,000 (10.7%) less, based on 34 registered sales.
Why are only Binayah listings shown?
Every property advert in Dubai needs a Trakheesi permit issued to the company publishing it. We can only show homes we are permitted to market, so each card carries its own permit number and QR code.
How often is the list updated?
Every morning, after the previous day's Dubai Land Department sales are imported. Each figure is re-checked against the source records before the page changes; if a check fails, the previous day's list stays up.
Only Binayah's own listings and projects appear here, each with its regulatory permit. Usual prices and sales counts come from sales registered with the Dubai Land Department; price cuts come from our own listing history. Figures are checked automatically every day before this page updates. Prices can change; confirm with us before you decide.
