Dubai penthouse prices range from AED 3M for 3-bedroom upper-floor units in mid-tier buildings to AED 200M+ for branded full-floor sky palaces on Palm Jumeirah and in DIFC. The sweet spot for investment penthouses is AED 5M-20M in Downtown Dubai and Dubai Marina.

Penthouses typically occupy the top 1-3 floors of a building with larger floor plates (4,000-15,000+ sqft), higher ceilings (3.5-6m), private rooftop terraces, dedicated private lifts, and panoramic views. Service charges are typically 2-3x higher than standard apartments.

Premium penthouses in branded or landmark buildings have outperformed the general Dubai property market since 2021, price appreciation of 50-100% for the right assets. However, the market is thin (limited supply and buyers), making exits slow. Penthouses are primarily a store of wealth rather than yield investments.
