Short answer
Binayah markets Serena Bella Casa, so read this with that in mind. Every figure below comes from registered Dubai Land Department sales or from the project page, not from a brochure.
Serena Bella Casa is a Dubai Properties Group community in Dubailand. The project page lists a starting price of AED 1,758,000 and shows it as ready to move in. Villas in Serena sold at a median of AED 1,252 per sqft over the last 90 days, below the Dubai villa median of AED 1,604 per sqft.
What villas in Serena sold for
- Last 90 days: 19 villa sales in Serena, median AED 1,252 per sqft.
- Last 180 days: 33 villa sales, median AED 1,247 per sqft.
- No single development made up more than half of those sales, so the median describes the community, not one project.
That is a small number of sales. Treat the median as a guide to the neighbourhood, and ask for the recent sales in the exact cluster before you offer.
Serena next to nearby communities and the city
What the Serena Bella Casa starting price, and a larger AED 2.5M budget, would buy at each area's 90-day median:
| Area | Villa sales, 90 days | Median AED per sqft | AED 1,758,000 buys about | AED 2.5M buys about |
|---|---|---|---|---|
| Serena | 19 | 1,252 | 1,400 sqft | 2,000 sqft |
| Mira | 43 | 1,226 | 1,430 sqft | 2,040 sqft |
| Villanova | 50 | 1,458 | 1,210 sqft | 1,710 sqft |
| Al Yufrah 1 | 213 | 1,620 | 1,090 sqft | 1,540 sqft |
| Dubai, all villas | 1,604 | 1,100 sqft | 1,560 sqft |
In Mira, Villanova and Al Yufrah 1, no single development made up more than half of the sales either, so each median is a fair read of the area.
Size = budget divided by the area median, rounded to 10 sqft. It is a rough guide, not a listing or a valuation.
Why ready matters here
Serena Bella Casa is listed as ready, so you can walk the home, check the finish and see the service charge history before you pay. With off-plan you are paying for a plan and a future building. I treat these as different products, and I think a ready home at a below-city median is the easier decision to check.
How to use the numbers
- Ask for the price per sqft of the exact home, not the starting unit. A starting price is the cheapest unit, not the average.
- Compare it with the Serena median above. Well above it needs a reason: a corner plot, a better layout, an upgrade.
- Look at the last few registered sales in the same cluster, not just the community.
- Get the yearly service charge from the seller or the owners' association, in writing.
- Budget for registration and agency fees on top. Our first-home guide lists them from official sources.
My view
For a family that wants a villa in Dubailand without paying the city median, Serena is on my shortlist alongside Mira: both sold below the Dubai villa median and neither is one development's story. Villanova costs more per sqft. That is my view, not a forecast, and with this few sales I would check the exact cluster's recent deals before deciding.
