JLT vs JVC: What Apartments Actually Sell For (Land Registry, Last 90 Days)

JLT or JVC for an apartment in Dubai? Registered sales from the last 90 days: deal counts and median price per sqft for each, against the citywide median, and how I'd choose between them.

The short answer

JVC is the cheaper, busier market. JLT costs more per square foot but still sits below the citywide median. Both are spread across many buildings, so the medians below describe the whole area, not one big project.

All figures are Dubai Land Department registered sales of apartments over the last 90 days.

What the numbers say

  • JVC is where the volume is. It recorded 2,219 apartment sales in 90 days against 269 in JLT. More sales means more comparable prices when you negotiate, and more buyers when you sell.
  • JLT costs more per sqft, but not a lot more. Its median is AED 1,508 per sqft, against AED 1,410 in JVC. Both are under the citywide median of AED 1,683.
  • Neither area is one project in disguise. In many Dubai areas a single development makes up most of the sales, so the "area price" is really that project's price. Not here: no single development is above half of sales in either JLT or JVC.

How I'd choose

These are my opinions, not forecasts.

  • Pick JVC if your budget is the hard limit and you want the deepest pool of comparable sales. The volume makes it easier to check a price against real deals.
  • Pick JLT if you'd pay a bit more per sqft for an established towers district next to the Marina. The gap between the two medians is smaller than many buyers expect.
  • Either way, price the building, not the area. A median hides a wide range. Before you offer, look up recent registered sales in the exact building on its Binayah building page.

Off-plan in JLT

Binayah markets Lake Terrace in JLT, by Damac Properties. If you're comparing a launch like this with resale, set the launch price per sqft against the JLT median above, then ask for the payment plan and the developer's quoted handover date. A payment plan is a way to finance the price; it isn't a discount on it. Lake Terrace project page
