Damac Lagoons Prices and Payment Plans: What Homes Actually Sell For (Land Registry)

What Damac Lagoons flats and villas sold for in registered Dubai Land Department sales over the last 90 days, the payment plans we have on file for Valencia and Nice, and what a budget buys there.

Short answer

Binayah markets several Damac Lagoons projects, including Valencia, Nice, Andalusia, Costa Brava, Portofino and Marbella. So this guide is not neutral. Every sold-price figure below comes from Dubai Land Department (DLD) registered sales over the last 90 days, and every plan detail comes from the project pages.

  • Flats in Al Hebiah Fifth, the registry area where the Valencia and Lagoon Views 13 buildings are recorded: 637 sales at a median of AED 1,746 per sqft. The Dubai median for flats was AED 1,679.
  • Villas registered in Al Hebiah Fifth: 86 sales at a median of AED 1,469 per sqft, against AED 1,603 for villas citywide.
  • For both flats and villas, over half of the area's sales are one development. The median describes that product more than the whole community.

Damac Lagoons in the land registry

Marketing names and registry names are different. You won't find "Damac Lagoons" as an area in DLD data. The Valencia and Lagoon Views 13 buildings are recorded under Al Hebiah Fifth. If you check sold prices anywhere, search that name.

Counts include both off-plan sales and resales. Across Dubai, 63% of sales in the last 90 days were off-plan, so in a new community like this most deals are early buyers, not long-term owners.

Valencia sells below the Dubai flat median of AED 1,679 per sqft. Lagoon Views 13 sells above it. Same community, quite a different price per sqft, so compare the exact building, not "Damac Lagoons" in general.

How to read a 5/55/40 plan

The first number is what you pay at booking. The middle number is spread over construction. The last number is due at handover. The handover slice is the one people underestimate: you need that money, from savings or a mortgage, on a date the developer controls. If you plan to finance it, talk to a bank well before handover, not after.

A payment plan is a way of spreading the price. It is not a discount. Compare the total price per sqft of the exact unit with the registry figures above.

My view

For a family that wants a villa on a payment plan, Damac Lagoons is a fair shortlist: villa sales here register below the citywide villa median per sqft. For flats I'd be pickier. Valencia and Lagoon Views 13 sit on either side of the city median, so the building you pick matters more than the community name. That's my opinion, not a forecast. I don't predict prices.

Already own a unit here?

Each building page lists recent registered sales and ends with a free valuation request: Valencia and Lagoon Views 13. For other areas, see Dubai price per sqft by area.

Before you book

  1. Ask for the price per sqft of the exact unit, not the starting unit.
  2. Add up every instalment, including the handover payment.
  3. Get the service charge estimate from the developer's documents.
  4. Check the building's own sold prices on its building page.
