Binghatti Spectre and Starfall at Al Jaddaf: Payment Plans vs What Flats Actually Sell For

Binghatti Spectre's 50/50 plan and starting price, Binghatti Starfall's starting price, and what flats in the Jaddaf area actually sold for in the last 90 days, from Dubai Land Department records.

Short answer

Binayah markets Binghatti Spectre, Binghatti Starfall and Binghatti Cullinan, all in Al Jaddaf. So this guide is not neutral. Every price below comes either from the project pages or from registered Dubai Land Department sales, and we say which is which.

  • Binghatti Spectre starts from AED 774,999 on a 50/50 plan with 10% on booking. The developer quotes handover in Q4 2028.
  • Binghatti Starfall starts from AED 759,999. The payment plan is on request. The developer quotes handover in Q4 2027.
  • Flats in the Sama Al Jadaf registry area sold at a median of AED 1,965 per sqft over the last 90 days, against AED 1,679 for Dubai as a whole.

A launch price is what a developer asks. A registered sale is what a buyer actually paid. Look at both before you book.

Binghatti Spectre's 50/50 plan, in plain words

StageWhat you pay
On booking10%
During constructioninstalments that bring you to half the price
On handoverthe other half

So you pay half before the keys and half on handover. A 50/50 plan keeps cash in your pocket during construction, but it is not a discount. The handover half is a large single payment, so decide now how you would pay it: savings, a sale of something else, or a mortgage. Check the full schedule and fees in the developer's documents before you sign.

Handover dates are the developer's quote, and they can slip. Plan your finances so a later handover doesn't hurt you.

What is actually selling in Jaddaf

Spectre is still being built, and the registry shows only 3 flat sales at the Binghatti Spectre building page in the last 90 days. That's too few for a fair median, so we don't quote one. Starfall has no building page with registered sales on our site yet. The useful comparison is what is selling around them.

Registered flat sales, last 90 daysSalesMedian AED per sqft
Binghatti Cullinan (Al Jadaf)1072,143
Sama Al Jadaf area3051,965
Dubai, all areas1,679

In Sama Al Jadaf no single development made up more than half of the sales, so the area median isn't just one project's price.

Binghatti Cullinan is another Binghatti tower in Al Jaddaf that Binayah markets. Its starting price on the project page is AED 1,250,000, and the developer quotes handover in October 2027. It has enough registered sales to show what buyers paid there: see the Binghatti Cullinan building page.

What the starting budget buys at the area median

This divides a budget by the median price per sqft and rounds to 10 sqft. It is a rough size at typical prices, not the size of any Spectre or Starfall unit.

BudgetAt the Sama Al Jadaf medianAt the Dubai median
AED 774,999 (Spectre's starting price)about 390 sqftabout 460 sqft
AED 1,000,000about 510 sqftabout 600 sqft
AED 1,250,000 (Cullinan's starting price)about 640 sqftabout 740 sqft

If the unit you're offered is bigger than the size in the Sama Al Jadaf column for the same money, its price per sqft is below what the area sold at. If it's smaller, you are paying above it. That is the one sum worth doing before you reserve.

How to use these numbers

  1. Ask for the exact unit's size and price, not the starting price. Divide one by the other.
  2. Put that figure next to the medians in the table above.
  3. Add up every instalment in the plan, then the fees, so you know the total you will pay.
  4. Read the most recent sales on the Cullinan building page. They show what people paid in the neighbourhood, unit by unit.

My view

I like Jaddaf's resale evidence more than its launch noise. Cullinan has a deep record of registered sales, and its median sits above both the area and the city. That tells me buyers are willing to pay for Binghatti stock here. For Spectre, the 50/50 plan is the real decision. It suits someone who has the handover half lined up today. If you're counting on prices rising before handover to cover it, I'd think twice: nobody can promise that, and I won't forecast it.
