Danube Properties is often described in shorthand as "the 1% developer," and most of its current lineup is genuinely sold that way. But at any given time Danube is usually also running at least one promotional structure on top of that baseline — and confusing the two leads buyers to compare the wrong numbers. Here is what each structure actually is, and which one applies to which project.
This is the default structure across most current Danube listings, not a promotion. The typical shape is:
On an AED 1,000,000 unit, the construction-period instalment is about AED 10,000 a month. No interest, no bank involvement — this is developer-direct financing, and it is why Danube's entry prices look so accessible relative to the total price.
In February 2026, Danube ran an exclusive 0.5%-per-month plan as a Ramadan promotion, effectively halving the monthly instalment on the properties it covered (about AED 5,000 a month on a AED 1,000,000 unit). That offer closed on 31 March 2026 and is not running today. It's worth knowing about mainly because it shows the pattern: Danube periodically discounts its own standard structure for a limited window, rather than changing it permanently.
The 20:70 offer running on 26–27 September 2026 is a different structure entirely, not a variant of the 1% plan. It replaces the monthly-instalment schedule with two payments and a waiver:
It applies across Danube's current Dubai portfolio for the two-day window only. See our full breakdown of the 20:70 offer for the per-project entry prices and handover dates, and which of those projects are part of Danube's active handover pledge.
The 1% plan spreads risk and cash flow the most: small monthly outlay, most of the price still owed after handover, and rental income can help cover those post-handover instalments. The 20:70 structure front-loads less cash than the 1% plan's booking stage but concentrates a single large payment at handover — worth reading what "nothing during construction" really means for your cash and how to plan for a 70% balloon payment before you commit to either.
Is the 1% plan still available if I miss the 20:70 window?
Yes — the 1% structure is Danube's standing offer, not time-limited. The 20:70 plan and its 10% waiver are what disappear after 27 September 2026.
Can I combine the 10% waiver with the 1% monthly plan?
No. The waiver is specifically tied to the 20:70 structure's terms during its window; confirm the exact combination available on your chosen unit with a Binayah advisor before booking.
Does either plan involve interest?
No. Both are developer-direct payment schedules, not bank financing, so neither carries interest.
