    Does the UAE tax the property at all?

    How do payments actually settle given banking restrictions?
    Honestly, this is the hardest part of a Russian purchase and it is an operational question rather than a legal one. SWIFT restrictions affecting Russian banks have made direct wires from Russian accounts complex or impossible depending on the institution, and the practical consequence is that most Russian buyers fund from money already held outside Russia.     Can I buy Dubai property with cryptocurrency?
    Crypto-settled purchases do happen in Dubai, and the emirate has regulated exchanges operating under VARA. In practice the developer or seller is almost always paid in dirhams, so crypto is converted before it reaches the transaction rather than transferred directly. That conversion is where compliance sits: the exchange and the brokerage both need documented source of funds, and an unexplained crypto balance is harder to evidence than a salary. Treat it as a settlement route with its own paperwork, not as a way around the paperwork.
    What does an AED 2M purchase get me beyond the asset?
    A ten-year renewable UAE residence visa for you and your dependants, self-sponsored rather than employer-tied, with no minimum stay requirement. It is a residence permit and not a passport — the UAE offers no naturalisation by investment — and it lapses if you stop holding the qualifying property. For buyers whose priority is a stable base with functioning international banking and schooling, that is usually the point of the purchase rather than the yield.
    Is the dirham a safer place to hold value than the rouble?
    That is the reason most Russian buyers give. The dirham is pegged to the US dollar, so a Dubai property and the rent it produces both sit in hard currency rather than in a currency that has repriced sharply more than once. Gross yields in the mainstream freehold communities run roughly 5-8%, paid in dirhams with nothing withheld at source. The asset is registered in your own name at the Dubai Land Department with full freehold title and no restriction by nationality.
